Casedamare ed Immobiluna would like to help you to find your ideal property in Italy to spend the summer or the whole year.
The first agency offers properties on the coast or inland in the province of La Spezia in Portovenere,Cinque Terre,Levanto and Deiva Marina;the other agency covers the area of Sarzana and Lerici
Our policy and aim is to be able to give you the right means in order to buy a property and make it suitable to your needs and wishes; from the buying to the restoration and furnishing.
For the vendors
- Free evaluation of your property.
- Your property advertised all over the world through our partners abroad ("Casa Travella" in the UK and "GSIC" in Germany)
For the buyers
- Our Commission is 3% or 5% on the price depending on the services you choose:
- The 3% fee (to be paid at the acceptance of the purchase offer) includes the following services:
- Settlement of all papers from the vendors and needed to purchase
- The 5% fee* includes the same services as 3% + the following additional services:
- Professional translation of the agreement to sell and purchase deed
- Application to obtain Italian Fiscal Code (necessary document to purchase in Italy)
- Appointment with the Notary
- Assistance on switching across utilities: telephone, water, gas, electricity
- Assistance for the payment of the Council annual tax on properties (I.C.I. tax)
- Assistance in setting up Italian Bank account when required
- Contact for advice with independent brooker for mortgages with Italian/English banks
- We can also provide project management assistance for restoration, decoration and maintenance works on your property in Italy, for more information see the "InVilla!" section in this web site.
